The multi-fronted site, cornering Boundary Road, Transition Drive and Logistics Drive, Site 560 – Cold Store was designed and constructed by the Spaceframe team to cater for the tenant’s continued growth into the South-East Queensland Food Industry.
In collaboration with Scantec Refrigeration Technologies, this facility features a custom low charge NH3 refrigeration system. This approach includes the following benefits:• Energy efficiency ~33% higher than conventional systems• NABERS 5.5 – 6-star rating• Reduces environmental impact and improves reliability by eliminating ammonia pumps
The system features 30-40 times lower ammonia inventory in freezer evaporators, and 3-5 times lower overall, with non-corrosive stainless-steel pipelines and simplified hazardous area classification. It’s estimated annual energy consumption is 20-23 kWh/m³*year, setting new standards for efficient and safe cold storage.
Designed with flexibility in mind, the building has been split into six rooms, allowing for various temperature zones such as ripening rooms for fresh produce or even food production. The strict cold-chain compliance standards for meat, seafood, dairy, fresh produce and pharmaceuticals items potentially stored in such a site meant that all works surrounding refrigeration had to be precise. From the refrigeration system, insulated panelling through to the multi layered flooring, all elements and specialised construction works must join cohesively to create the perfect cold storage solution.
The facility can house 8,000 pallets across the six spaces, all connecting through to a 12.3m ante chamber for staging before being loaded for transport via one of the eight recessed docks (equipped with mechanical levellers and air cushions).
